How the Amortization Calculator works
The calculation follows the standard method used across the US — no shortcuts, no hidden assumptions. Here is exactly what happens behind the scenes:
Formula
Interestₖ = Balanceₖ₋₁ · i ; Principalₖ = PMT − Interestₖ
Frequently Asked Questions
Why is almost all my first payment interest?
Interest is charged on the outstanding balance, which is largest at the start. On a 30-year mortgage the principal/interest split typically doesn't reach 50/50 until well past the midpoint.
Do extra payments change the schedule?
Yes — extra principal immediately reduces the balance that future interest accrues on, shortening the loan. Our Mortgage Payoff calculator models extra payments explicitly.
